It is the appraiser's job to determine the fair market value of your home. The first step is an actual physical inspection. The second is an analysis of comparable property sales. A seller can help by gathering information and pointing out differences which would justify a higher appraisal figure.
Savvy sellers will treat the appraiser as if he were a hot prospect for their home. Start making a good first impression by cleaning up the yard and driveway. Then move inside and clean until it sparkles. Make the house look so good you wonder why you're selling.
While you can't do anything about sale prices in your neighborhood, you can make a list of improvements you've added that may not be apparent--such as new plumbing or extra insulation. And point out other improvements you've made such as new bathroom fixtures or new carpeting.
